We are seeking a strategic, analytical, and hands-on SVP of Financial Operations to lead all financial planning, budgeting, and demand planning activities across properties. The SVP of Financial Operations will shape and influence key business decisions by providing best-in-class financial insights on tenant performance, traffic trends, retail and dining sales, and operating metrics. The ideal candidate brings a deep background in retail, planning and understands how to translate that expertise into actionable strategies for a luxury environment.
Responsibilities:
- Lead the development and execution of strategic financial plans, annual operating budgets, and forecasts.
- Align all financial planning and budgeting processes with the company’s short- and long-term strategic objectives.
- Oversee demand and sales planning activities, including traffic and sales forecasting by category, tenant, and zone to support leasing, marketing, and operations.
- Analyze financial and operational data (sales, occupancy, CAM, capital expenditures) and prepare accurate, timely executive-level financial reports and dashboards.
- Continuously refine and improve financial planning, forecasting, and reporting processes to increase accuracy, scalability, and speed to decision-making.
- Collaborate closely with other departments to gather data, validate assumptions, and model business scenarios.
- Develop, maintain, and enhance robust financial models to evaluate new initiatives, capital projects, leasing deals, and tenant performance.
- Provide strategic recommendations to optimize revenue, control operating expenses, and maximize NOI and asset value.
- Ensure compliance with federal, state, and local financial and regulatory requirements, as well as internal policies and controls.
- Partner with external advisors, auditors, and lenders as needed, providing required financial information and analysis.
- Build, lead, and mentor a high-performing team of financial analysts and managers, fostering a culture of accountability, ownership, and continuous improvement.
- Act as a key strategic thought partner to senior leadership, bringing a “roll-up-your-sleeves” approach when needed to support time-sensitive initiatives.
Requirements:
- Minimum of a Bachelor’s degree in Finance, Accounting, Economics, or related field; an MBA or advanced degree is strongly preferred.
- 8+ years of experience in retail planning, with significant exposure to financial planning & analysis, merchandising or multi-concept environments.
- Proven experience in strategic financial planning, budgeting, and forecasting, ideally within luxury retail, or mixed-use real estate.
- Strong understanding of demand planning and sales forecasting and how these impact inventory, tenant mix, and revenue.
- Demonstrated ability to analyze complex financial data and produce clear, actionable management reporting for executive stakeholders.
- Experience leading and developing high-performing teams in a fast-paced, results-driven environment.
- Exceptional communication and presentation skills, with the ability to translate complex financial concepts for non-financial audiences.
- Advanced proficiency with Oracle and financial planning/BI tools; experience with property management or retail systems is a plus.
- Highly strategic yet willing to be hands-on; able to dive into details while maintaining a strong “big picture” perspective.
- Creative, driven, self-motivated, and comfortable working cross-functionally at all levels of the organization.
