General Contractor searching for Project Manager with Federal construction experience. Provides overall management direction to multiple projects, establishes project objectives and policies and maintains liaison with prime client contacts and monitors construction and financial activities. Position has direct profit and loss responsibilities for assigned projects.Top Five ResponsibilitiesDevelop Loyal ClientsProfitabilityExecute - obtain resultsStrategic ThinkingTeamwork - Leadership through teamwork and integrityPreconstruction PhaseActively participates in the Post Award Meetings.Reviews Owner/Contractor contract agreementThorough contract review prior to 1st estimateAssesses contract for risk evaluation - provide written input to estimatingReviews potential subcontractor list with estimator and provides inputReview/provide input to the sub and supplier participation processAssists the Precon Mgr in preparing a detailed scope of work - before the 1st estimate is presented to the clientReviews the estimate at SD, DD, CD, GMP - the PM has the "buy-in"/ownership of the numberWorks with the Project Superintendent in preparing a construction scheduleSubmits detailed schedule at the 1st DD estimate Provide a quality list of VE ideas at the DD stage preconstructionParticipates in subcontractor solicitation during the preconstruction phaseHave dialog with key subs and suppliers Attends preconstruction meetings on a regular basis - actively participates in meetingsAttend Owner/Architect design meetingsReviews all construction documents. Submits clarification questions to lead estimatorParticipates in preparing and submitting the GMP to the clientThoroughly know the GMP Knows and understands each line item of the GMP Construction PhaseResponsible for developing a positive relationship with the client, architect, & subcontractorsEstablishes the project budget and submits to PA's for data entryManages project budgetCompletion of monthly WIP reportsReviews Owner-contractor agreement and submits to Executive (Group) ManagerHandles all formal correspondence for BCI; between us and Owner, Architect, subcontractors, etcConducts/leads subcontractors pre-award conferencesSelects appropriate subcontractors and vendors and fairly negotiates subcontract agreementsWrites and issues subcontracts and purchase orders (is author of the Matrix)Makes arrangements for all insurances/bonds through the ControllerIs fully responsible for the financials of the projectPrepares schedule of values and submits pay applicationsReviews and approves all subcontract & vendor applications for paymentSecures/manages all subcontractor and second tier lien waiversRuns the weekly OAC meetings - takes meeting minutes and distributesWorks closely with Project Superintendent on the RFI processManages all Change Order issues between BCI and the Client. Estimates, prepares & submits for approvalReviews all change orders from subcontractors for validity and negotiates fair pricing - before submitting to OwnerSubmit to PA's all approved change orders - Owner Cos, and subcontractor changesSubmits letter to Architect for substantial completion and final completionFully responsible for all aspects of O&M manuals.Works closely with Project Superintendent on punchlist - notification/distribution of list etc…Negotiates final subcontractor settlementsTransmits final closeout documents to the Owner/Architect.Is fully responsible for securing Final PaymentPrepares final subcontractor performance reviews and submits to Dir. of PreconstructionAttends warranty meetings as necessary Critical Performace Benchmarks:Complete buyout and have all subcontracts and purchase ordersKnow the total profit of the project. PM(s)Education, Experience, and Licensing Requirements:Bachelor's in Construction Management or Engineering.5+ years of experience working as a Project Manager5+ years of experience working in the federal construction industry requiredMust have experience as a Project Manager working on US Army Corps of Engineer projectsMust have experience working as a Project Manager on $75M+ projects and/or experience on 50,000SF+ projectsProficient with MS Office Suite of tools, Procore, exposure to schedule software, preferably Primavera (P6) preferredThis position is restricted to only US and Israeli citizens.
