Role Description:
Next Place is the premier office lease broker for Tel Aviv's tech startups, and we are looking for a Content Marketing Manager who is ready to kill boring B2B marketing. Most real estate companies write generic, invisible clichés; we practice Courageous Marketing. We know that 95% of our audience (CEOs, COOs, and HR leaders across Sarona, Midtown, and Rothschild) is not actively looking to sign a lease today. Your mission is not to push floor plans, but to create "Edutainment" so sharp, funny, and valuable that our audience would almost pay to read it.
You will be the architect of our brand’s voice, blending deep market insights with raw Tel Aviv startup culture. By focusing on building unbreakable "memory links" through compelling storytelling, you will ensure that when a startup is finally ready to upgrade their HQ, Next Place is the absolute only brand they think of. We don’t want safe. If it doesn't make our audience smile, nod, or think—we don't post it. If you are obsessed with turning high-quality content into measurable pipeline and generating real demand without ever "pitch-slapping" your audience, you belong on our team.
Key Responsibilities:
- Content Strategy: Develop a content strategy targeting the 95% of our B2B audience who aren't actively looking for an office right now. Create "Edutainment" content (social media, insider blogs, case studies) that builds strong "memory links" in the minds of Founders, HR leaders, and Office Managers. Your mission is to use compelling storytelling to break through their time scarcity and ensure that when their current lease in Sarona is up, Next Place is the first and only brand they think of.
- End-to-End Hands-On Content Creator (Zero Outsourcing) Forget about managing external PR agencies, coordinating with production studios, or waiting for freelance copywriters. We are looking for a one-person production powerhouse. At Next Place, you will own the content pipeline 100% in-house. You will grab your phone, join our brokers on real office tours, shoot raw footage, edit it like a pro in CapCut, write a scroll-stopping hook, and hit "Publish." You will turn the daily chaos, real broker conversations, and inside scoops of the Tel Aviv tech ecosystem into "Edutainment" — content that blends credible market education with light, relatable entertainment. Since our target audience (CEOs, COOs, and HR leaders) constantly lives in a state of acute time scarcity, your content must be sharp, highly valuable, and immediately applicable to break through the noise. From LinkedIn campaigns and newsletters to video scripts and landing pages, you don't just "manage" the content — you create it, end-to-end, without ever sounding like a generic, desperate sales pitch.
- SEO & WordPress Ownership (No Devs Required) We don't need a software engineer, but you must be 100% autonomous in WordPress. When a Tel Aviv startup outgrows their Florentin garage and searches for "500sqm tech office near Sarona," you are the reason we show up first. You will own the entire organic search journey—from hunting down the exact long-tail keywords Founders, COOs, and HR leaders are actually Googling, to building, formatting, and publishing high-converting landing pages directly in WordPress. You understand that SEO isn't just about stuffing keywords; it’s about capturing high-intent traffic during the crucial information search phase, turning organic clicks into qualified Next Place pipeline.
- LinkedIn Mastery & Algorithm Hacking LinkedIn is our main stage:
We don't just "manage a company page"—we focus our intense marketing efforts on this single platform because that's exactly where Tel Aviv's Tech CEOs, COOs, and HR Leaders live. You must deeply study and understand the LinkedIn feed algorithm, knowing exactly what content types and posting habits it favors. You know how to engineer the "dwell factor," creating text and visual hooks that force users to stop scrolling and spend minutes analyzing your post. Furthermore, you will orchestrate company-wide "LinkedIn takeovers" (employee activation), mobilizing our team to share content and trick the algorithm into massively multiplying our organic reach across the ecosystem. No corporate fluff. Just pure, scroll-stopping engagement.
- Email Nurturing & CRM Automation (100% Hands-On):
Forget sending boring "Company Updates" that go straight to spam. We need you to build and execute email campaigns that actually bring true value to the 95% of our audience who aren't looking to move offices today. You will gracefully guide Tel Aviv's tech leaders through their buying journey, making them feel completely in control without ever forcing aggressive sales pitches down their throats. You know that an email is dead if it's not opened, which is why you spend half your time writing the content and the other half obsessing over the perfect subject line. You are a master of intrigue, using hooks like "How to get this budget past your CFO" or "Our lawyers made us do this" to guarantee exceptionally high open rates. And yes, you own the entire process yourself: from writing the punchy copy to building and launching the automation workflows directly in our CRM. No external agencies, no dedicated email operations person—just you and the platform.
- Office Lease Broker Alignment & Revenue Obsession:
Forget the classic "marketing vs. sales" turf wars. At Next Place, you will work shoulder-to-shoulder with our Real Estate Agents (Brokers) to build a seamless revenue engine. While your content nurtures the 95% of accounts not ready to buy today, you'll align perfectly with our brokers to aggressively capture the 5% who are actively hunting for their next Sarona HQ right now. You will extract raw, proprietary insights directly from the brokers' daily battlefield to create exclusive, data-backed content that no competitor can copy. You own the pipeline contribution—meaning you don't just throw weak leads over the fence; you build punchy sales enablement materials that help our brokers close deals faster, ensuring every marketing activity is ruthlessly tied to revenue.
- Digital Presence & Laser-Focused Omnipresence:
First of all, we are not an agency—you won't be juggling a "diverse range of clients." You will be the sole guardian and voice of the Next Place brand. While we believe in focusing our intense marketing efforts on the single platform where Tel Aviv's tech leaders actually live (LinkedIn), you will oversee our entire digital footprint. You will ensure a razor-sharp, unified brand consistency across all active channels: our website, long-tail SEO pages, nurturing email workflows, and Linkedin. You understand that spreading resources too thin (like doing TikTok dances to sell a 1000sqm Sarona office) is a waste of time. Instead, you will ensure that every single digital touchpoint delivers a seamless "Edutainment" experience, building unbreakable memory links with the local ecosystem
- Pipeline Analytics & ROI (Zero Vanity Metrics):
Forget "likes" and "impressions." At Next Place, content is a measurable revenue engine. You know the crucial difference between content and packaging: email opens and ad clicks are exclusively determined by how you package it, but actual pipeline is driven by the real value you provide. Because B2B buyer journeys are non-linear, you will use CRM tracking and relentless A/B testing to connect the dots: showing exactly how an "Edutainment" LinkedIn post or an exclusive data report translates into a booked office tour in Sarona. You will focus on segment profitability, proving how your campaigns create economic value for highly targeted groups. We don't need you to "prepare weekly reports"—we need you to extract actionable insights that maximize our ROI and drive signed leases.
- Ecosystem Insider & Market Obsession:
Forget casually skimming tech blogs over morning coffee. You need to live and breathe the Tel Aviv startup ecosystem. You will continuously analyze market dynamics and shifting consumer behavior trends—understanding exactly how economic shifts, funding rounds, or hybrid work models dictate a tech company's spatial needs. You monitor competitor content "strategies" (which usually consist of generic, invisible real estate clichés) not to copy them, but to ruthlessly differentiate Next Place. You will use this deep market intelligence to ensure our messaging never blends in, remaining courageous, highly relevant, and completely immune to
Qualifications
- Battle-Tested B2B Tech Experience: 2+ years managing end-to-end marketing or content, ideally within a B2B Tech startup or SaaS. You already know the Tel Aviv startup ecosystem, its culture, and its deep pains.
- Master of Content Packaging: You don't just write; you package. You strictly apply the 50/50 rule: spending as much brainpower on the hook and headline as on the content itself to literally stop the scroll. Exceptional copywriting and storytelling skills with a strong portfolio to prove it.
- AI & Tech Whisperer: High technical aptitude and proven hands-on experience using generative AI tools (video, image, text) to maintain a cutting-edge creative pace. Solid hands-on experience with CRM, marketing automation, CMS platforms, and SEO tools.
- Autonomous Execution: Complete creative capabilities spanning copywriting, visual design, and content packaging. You don't wait for permission; you independently build and execute "Edutainment" campaigns that make people feel something.
- Behavioral Analyst & Tracking Pro: Ability to translate complex market data, non-linear buyer journeys, and demographic shifts into highly targeted, actionable content improvements that directly influence decision-makers. You are highly proficient with Google Analytics, LinkedIn Analytics, and Email Marketing platforms, using them daily to track true KPIs and make ruthless, data-driven decisions.
