Building Maintenance Technician

Inquiry Management & Response

• Triage and prioritize incoming requests based on urgency levels for equipment, cleaning, maintenance, infrastructure repairs, defects, and safety issues
• Establish clear response protocols with defined timeframes for different priority levels
• Maintain comprehensive tracking system for all service requests from initiation to completion
  
  

• Independently resolve routine maintenance inquiries within established authority limits
• Coordinate with specialized contractors, vendors, and internal departments for complex issues
• Maintain updated contact database of qualified service providers and emergency contacts
  
  

• Promptly notify facility management of critical malfunctions requiring professional intervention or capital expenditure approval
• Provide detailed incident reports with cost estimates and recommended solutions
• Ensure clear communication channels between management, tenants, and service providers
  
  

• Develop and distribute clear work instructions and safety protocols for maintenance activities
• Monitor contractor performance and ensure compliance with building standards and regulations
• Conduct post-completion inspections to verify work quality and tenant satisfaction
  
  

• Oversee equipment specification, sourcing, and installation processes
• Maintain inventory management systems for critical spare parts and supplies
• Coordinate vendor selection, contract negotiations, and project timelines for equipment installations
